It is very important to consider all offers and counter offers you may want to consider; some buyers may want to obtain a mortgage on your property, or may pay cash, every offer will have different contingencies to consider and each contingency should have a time limit.
You do not want to run the risk of losing the buyer, so any offer is worth going the extra step. Your buyers are well advised, and may make their offer as high as they are prepared to go , you should counter and offer to close the price, you may want to add items to be left to the buyers included in the deal and your agent is the best one to advise you..
