Meeting of the minds comes from skillful negotiations; it could be a stressful time for both parties, and your realtor will settle agreements smooth out differences. Keep in mind there could be several offers when your home is priced right and may be governed by your realtor’s office or the listing agent’s office. It is very important to consider all offers and counter offers you may want to consider; some buyers may want to obtain a mortgage on your property, or may pay cash, every offer will have different contingencies to consider and each contingency should have a time limit.

You do not want to run the risk of losing the buyer, so any offer is worth going the extra step. Your buyers are well advised, and may make their offer as high as they are prepared to go , you should counter and offer to close the price, you may want to add items to be left to the buyers included in the deal and your agent is the best one to advise you..

Everything should be in writing, when you accept an offer contingent on the sale of the buyers present home you then have to worry about the sale of your home and theirs but it is still not a reason to turn down a good offer.

You are still open to receive an offer, you could notify the first buyer to remove the contingency, remove the offer, or give the first buyer options to negotiate further. Your realtor will go over what items you will leave and what items you will remove. The strong offers differentiate between how much deposits accompanied with the offer, which is the earnest money that accompanies the offer. Watch out for the amount of the deposit, which will make the offer strong or weak and should be kept in the sellers broker escrow account. The contract should contain items agreed between you and the buyer as much as possible and detailed to make a smooth transition which will stipulate a stress free closing as the sale progresses. Unless the phrase “time is of the essence” is included the closing dated is a target that is essential to both parties.
You can accept or reject any offer, although it is pertinent to consider under-priced house sell quickly, you may be skeptical of the first offers but experienced realtors will show the first offer is often is the best one.

Keep in mind a counter offer should always be considered, and the essential reason should never be overlooked to make sure the sale is agreed upon by both parties. Once both parties agreed upon the terms of the contract, the contract is binding and the sale goes forward. Your real estate agent has full loyalty towards your decisions; a full time realtor will work hard, set time aside to focus on your needs and will negotiate in your behalf to ensure a successful sale.
